朋友租一公寓，合同一年，中间买了房，提前2个月和房东讲要搬，并且不准备要回押金。

但是房东非要赔偿一年租金。

租房合同上并没有提前中止的任何条约限制。

请问这种情况应该如何处理？ 多谢！！！

看能不能找人续约，要么好好商量一下

lease 的話，業主有權要求租客完成餘下合同，例：一年合同，住6個月搬出補6個月，OR 找人接LEASE。

month to month , 一個月通知搬出。

我建议你朋友还是去请教律师。

我说说个人看法，并非专家看法，仅供你在找律师前有点不同想法参考。

这里签一年定期合同就不应该中间终止，即使你不住。如果是居民的合同（非商业）， 那么房客走了，屋主需要Mitigate loss（减少损失）。一般来说他需要努力的再找个房客来补缺。如果他找不到，或找到晚了，他还可以向你朋友追讨损失。如果他不Mitigate loss，或立即就有房客入住而没有对他造成损失， 他很可能无法向你朋友追讨损失，甚至有可能你朋友押金还可以拿回来。

It's a big headache for both sides, and nobody wants to see this. So from my understanding, please communicate and tell your story and your sorry and your appreciation, no need to bring this kind of things to the court or ARBITRATOR which will waste more time and money.
