大温哥华房地产闲聊 – 聊一聊 8月份地产数据报告

今天跟大家聊一聊最新的,大温哥华区域的地产报告。
从七月一号到三十一号,大温哥华地区的总成交量是,3128个成交,这是一个很庞大的数字,这比六月多了25%,跟五月比,将近是唡倍的数字。
而且这只是大温哥华的数字,他不包括Surrey,Langley,Delta等等的区域。
所以可见房地产的市场现在是非常的好。

我再跟大家报告其他重要的数字。
  1. 房价我们首先看指标价(Benchmark Price),大温哥华地区,2020年7月的最新指标价是$1,031,400,这个数字是综合指标价。如果我们分别看独立屋,城市屋,还有公寓,他们的狀况都是一样的:不管是跟上个月比较(环比),还是和去年7月(同比),房地产的价钱都在往上升。

    1. 销量与挂牌比率(Sales to Active-Listing Ratio)有另外一个也非常重要的数字,它能告诉我们下个月房屋市场的走向,那就是”销量挂牌比率”。
      这个数字告诉我们房屋市场现在的供给和需求关系,一般这个数字如果超过20%那房地产就处於卖家市场。现在这个比率是25.9%,也就是说我们已经跨过这道界缐非常多了。

      1. 为何独立屋以及城市屋市场比公寓市场活跃如果你仔细观察各个房地产类型的市场狀况,你会发现公寓的价格成长速度变慢了。
        其实公寓的总成交量还是最高 (公寓:1,400,独立屋:1,121,城市屋:607),但同样的公寓又有很多的库存。在每个城市,放上市场的库存,不管是新房也好,二手公寓也好,都比需求量高上很多。也因为病毒的关系,最直接的就是影响到工薪族的公寓买家族群,造成需求量跟不上库存的增加。

        结尾
        最後跟大家做个结尾,虽然因为病毒疫情,上半年的房地产市场有受到影响。但因为各种加拿大政府的货币政策,让房地产和其他资产市场一样有很明显的上涨情况。
        像现在我们的政府,在实施量化宽鬆和压低基準利率的时候,这种情形其实很常见,也不太可能会一直持续下去。在不久的未来,房贷利息多半会往上回涨,加拿大银行的量化宽鬆政策也很有可能会放缓,再加上实体经济的狀况影响,房地产市场很难一路的看多下去。
        所以我最後希望建议,再考虑买房或是卖房子的各位,仔细衡量自己的现在的财务狀况,以及保守的做未来财务规画,再做出决定。
