房屋貸款: 拖欠按揭房屋被法拍 BC情況正惡化

TransUnion Canada財務服務總監馬特·法比安(Matt Fabian)表示,薩斯喀徹溫省的經濟持續增長,且該省的失業率在全國最低,“在全國范圍內,安省和BC省面臨著更嚴重的住房負擔問題和更高的拖欠率”。法比安指出,許多人面臨著抵押貸款續貸時的支付沖擊,尤其是新的貸款利率大幅高於疫情期間的低利率,這種經濟壓力使得還款變得更加困難。




支付沖擊與通貨膨脹的雙重壓力


法比安解釋說,許多人在續貸時面臨的利率上漲相當於他們之前的兩倍或三倍,這造成了巨大的支付沖擊,“這帶來了每月抵押貸款支付的增加,平均增長幅度在10%至翻倍之間”。

經濟形勢展望:拖欠率可能穩定,但需關注關稅影響


兩位專家表示,隨著抵押貸款續貸的繼續、銀行利率的下調以及美國關稅政策的影響,加拿大的經濟形勢仍然存在不確定性。法比安認為:“這些拖欠率將隨著利率和通貨膨脹的下降而開始穩定。我們正在關注的關鍵因素是關稅對經濟的影響”。


他補充道:“我們認為,關稅不會在全國范圍內普遍增加,但針對某些行業的地區性關稅可能導致這些地區的失業率上升,這通常是拖欠率上升的先兆”。

The only thing makes them disappointed is that the housing prices are no longer going higher than before. There are still lots of owners are investors. Those investors are now suffering big losses and being locked in the housing market. Investors borrow money from banks and pay mortgage. Once housing prices are no longer grow and mortgage grow and rents slide down, they start to lose the game of investments.
